- Collect application form for either Approved Developer or Approved Organization, from the UDC.
- Before submitting your application, discuss with the Project Manager, PEU to clarify any issues, which may be unclear. You may also request a pre-application meeting with the Technical Sub-Committee to get general guidelines on your project.
- Apply for either 'approved developer or approved organization" status. Applications should include all required documentation, (see Item 4a and b of Act). For approved developer status application fees of .0 25% of the Quantity Surveyor's Estimate of capital expenditure or $10,000, whichever is greater.
- Property to be developed/renovated/improved should fall within the declared special development area (or contiguous to it).
- You must satisfy the normal requirements under the Town and Country planning Act, the Natural Resources Conservation Authority Act, or the Local improvement Act.
- Have separate accounts for development activities, where the developer is engaged in more than one activity.
- Prepare all required documentation for submission with application:
- Copy of Certificate of Title or other proof of ownership or agreement for lease or letting of the property.
- Copy of evidence of Planning and building permission from local authority (KSAC or Parish Council).
- Certified copy of the memorandum and Articles of Association and Certificate of Incorporation or any instrument constituting the body or partnership.
- Copy of current audited accounts for the Company as certified by a practicing public accountant.
- Copy of Bill of Quantities for the development
- The names and address of the Secretary, each director or partner and senior officials.
- Name of Licensed Financial Institution.
- For buildings of historical significance - approval from the Jamaica National Heritage Trust (JNHT) is important.
NB. Items i, v, vi, viii, and ix are necessary for applicants for Approved Organization status.
- Submit completed application (in duplicate) along with required documents to the PEU.
- Completed applications will be assessed by the Incentive Recommendation Committee and once everything is in order, a recommendation is made to the Minister of Finance for approved status to be granted.
- Once approved, the order is Gazetted and the relevant Tax authorities advised and you may then proceed to apply to the relevant body for your tax incentive.
